SilverSpur Ranches have north views of the Dragoon Mountains, south views to the Mule Mountains, and southeast to the Chiricahua Mountains. Many ranch sites have up to 80 mile panoramic views.

SilverSpur Ranches are developed and owned by Enchanted Lands LP, a holding company for SilverStone Ranches LP. The owner has successfully developed other ranch communities, as well as many residential communities and commercial properties throughout the southwest. SilverStone Ranches, the parent company, owns future phases of ranch development throughout the Tombstone area.
About utility services...
Electrical lines currently exist along Double U Harmon Road and Reata Pass Rd, which is approximately 1 mile from the closest parcel, and 3 miles to the furthest parcel. The cost to run electricity is approximately $6.00 per foot. These costs can be shared by other owners in the community.
As an alternative, solar power is available. Estimated to costs approximately $53-60,000, but significant tax credits are available to offset the initial expense, up to 65% of the total cost of the system.
Water is available by private wells. A complete system with tanks and pumps is estimated to cost about $22,000. It may be possible to have a shared well with a neighboring property owner.
Standard septic systems are customary in the area, with costs estimated at $4,500-6,500 depending on soil absorption rates.
Sub-dividing the ranches:
Each 40 acre lot may be subdivided into as many as five smaller lots, without obtaining a public subdivision report by the state of Arizona. A survey needs to be drawn and recorded by a professional surveyor. The estimated expense is less than $1,500. The advantage is that smaller lots sell for higher prices per acre. It is not uncommon for a 7-8 acre lot to be valued in excess of $50,000 at today's value.
The Developer's representative will assist in this process at no additional charge.
Terms: The Developer offers financing at the following rate:
10% down payment: 9.9% interest: 10 Year Term.
There is no requirement to build a residence on your lot, however, when you do, please be aware that mobile or modular homes are not allowed.
